A dashboard is only useful if it helps you make a decision. Ten decorative charts are worth less than five key performance indicators (KPIs) you actually understand.
The short answer
At a minimum, track revenue, occupancy rate, average daily rate (ADR), revenue per available night (RevPAR), booking window, length of stay, platform commissions, and performance by channel and by property.
Occupancy and average daily rate
Always read them together. Higher occupancy bought with a steep price cut can hurt profitability. Lower occupancy at a much higher rate can earn you more for less wear and fewer cleanings.
RevPAR
Revenue per available night (accommodation revenue divided by the number of nights available) combines price and occupancy in one number. It helps compare periods, or properties of similar size.
Example: a property available 30 nights in a month, booked 21 nights at an average of $150, earns $3,150. Its occupancy is 70%, its ADR $150, and its RevPAR $105.
Booking window and length of stay
They tell you when to offer last-minute discounts, early-bird rates or a longer minimum stay. A shrinking booking window often means your prices are too high far out, or that demand is shifting.
By property and by channel
Portfolio averages can hide a weak property or an expensive channel. Look at revenue net of platform commissions and operating costs, property by property and channel by channel.
| KPI | What it tells you | How often |
|---|---|---|
| Occupancy rate | How full you are | Weekly |
| Average daily rate | Your price positioning | Weekly |
| RevPAR | Overall performance | Monthly |
| Net revenue by channel | True profitability of each platform | Monthly |
| Booking window | Guest booking behavior | Monthly |
How Boostinghost reports it
Boostinghost's reports calculate revenue and net profit automatically, taking cleaning fees, tourist taxes and platform commissions into account. Results are broken down by property (nights sold, bookings, occupancy rate) and by platform, and revenue is split between owner and property manager. The Pro and Agency plans add advanced financial reports.
Frequently asked questions
Which KPI matters most?
There is no single one. If you only track two, pick net revenue and RevPAR: together they capture price, occupancy and costs.
Should I track gross or net revenue?
Both. Gross revenue measures how attractive your listings are; net revenue (after commissions, cleaning and taxes) measures what is actually left for you or the owner.
How often should I look at my KPIs?
Prices and occupancy for the coming weeks deserve a daily or weekly look; performance by property and by channel can be reviewed monthly.
Key takeaways
Track few metrics, but read them together: occupancy with ADR, RevPAR, and net revenue by property and by channel. They are what should drive your pricing and distribution decisions.
